About this Project

This Cottesloe home is an architectural masterpiece designed by Yael K & Associates and Outside In by Denise Staffa and built by Lime Street Projects.

Denise’s design and installation embraces the feeling of a lush, contemporary style tropical paradise where the privacy and tranquility is preserved. It is a multi-leveled garden design where hanging plants, ferns and palms create strong tropical vibes.

We worked with Denise from conception to completion to ensure her design is supported by the right irrigation and water systems.

Rainwater is harvested from the roof and used within the home. Grey Water is collected from within the home and recycled in the garden where it irrgate all the garden beds via Subsurface Dripline.

It is an exceptionally water-wise home that integrates numerous water technologies to efficiently capture, reuse and deliver water througout the home’s garden beds and lawns.

Irrigation

Subsurface drip irrigation is the most efficient water delivery method because it delivers water directly to plant nutrients and there is no evaporation.

This design incorporates subsurface drip irrigation to all garden beds and uses grey water and rain to irrigate these areas.

Netafim’s 16mm lilac Tiran dripline is used when grey water is the wate source. It is buried 100mm below the soil surface where it is out of sight and efficiently delivers water to plant roots.

There are two lawned areas that use Hunter Industries Mp Rotator Nozzles and Mains Scheme Water. Mains Scheme Water is used because it is not legal or healthy to be spraying grey water into the air in a residential setting.

Rain Water

Hidden beneath the roadside lawn are two rain water tanks. During winter these rain water tanks fill up with rain harvested from the roof of the home.

The rainwater tanks have shared storage capacity of 9,000 litres. This is equivalent to 200 showers when using a four star showerhead used for seven and a half minutes.

An 80 litre per minute high pressure Grundfos Submersible Pump and a pressure vessel ensures pressure and flow rate is constant.

The rain water is used within the home and is supplemented by mains Scheme Water in summer. It automatically switches over using a hydraulic water switch.

Rain Water

Grey Water

Grey water is all water used within a home except black water (toilets & kitchen). It is captured and sent through a series of filters that remove and neutralise organic matter and particles.

A Greyflow Pro diversion system has been installed as self-contained water treatment unit. It is self-rinsing and automatically sends excess organic matter through to the soakwell located next to it.

Automation and smart system design means the owner doesn’t have to clean filters or empty sediment chambers.

In this home, the grey water irrigates the rear garden beds via subsurface drip line.
